Empire State Realty Trust released its 2025 Sustainability Report, which details another year of measurable progress and achievements across energy efficiency, healthy buildings, and corporate citizenship.

The annual report highlights ESRT’s continued focus on data-driven performance, operational efficiency, and long-term value creation across its New York City office, retail, and multifamily portfolio. Through consistent investment in building systems, certifications, and performance tracking, ESRT continues to demonstrate leadership in sustainable commercial real estate.

Continued Global Leadership in Sustainability

ESRT ranked first in management among all companies in the Americas by GRESB and earned a 5-Star rating for the sixth consecutive year. This distinction reflects sustained excellence in ESG performance and positions ESRT among the top-performing real estate companies globally. 

GRESB’s annual assessment evaluates environmental, social, and governance practices across the real estate sector, and ESRT’s continued top ranking underscores its commitment to transparency, measurable results, and industry leadership. 

Measured Energy Reduction Across the Portfolio

Energy efficiency remains central to ESRT’s sustainability strategy and long-term asset performance.

The Empire State Building achieved a 49% reduction in energy use since 2007, while the company’s full office portfolio achieved a 39% reduction since 2009. These results reflect ESRT’s long-term approach to energy management.

Healthy Buildings Across 100% of the Portfolio

ESRT maintained its leadership in healthy buildings, with a continued focus on indoor environmental quality and occupant well-being. 

  • 100% of the portfolio achieved the WELL Health-Safety Rating  
  • Recipient of the WELL Health-Safety Leadership Award for the third consecutive year  
  • Achieved the Healthy Building Catalyst Award  

These achievements highlight ESRT’s consistent approach to health and safety standards, as well as its ability to implement best practices across the entire portfolio.

Advanced Building Performance Through Technology

In 2025, ESRT continued to implement portfolio-wide energy efficiency upgrades designed to improve system performance and reduce emissions. 

Key initiatives included heat pump installations and Building Management System (BMS) enhancements to enable real-time monitoring, improved controls, and more efficient building operations. 

These investments support scalable, repeatable solutions across ESRT’s portfolio and contribute to reduced energy consumption within its high-quality tenant environments. 

Corporate Citizenship and Workplace Excellence

The 2025 Sustainability Report also outlines ESRT’s broader corporate citizenship efforts with initiatives in workplace culture, employee engagement, and governance.
